Pretty L shaped house dating from 1863 with outbuildings in a attractive
rural location.
Situated in the south of the Gers, a few minutes drive from the large
village of Viella which has a good range of basic facilities including a
doctor, P.O. chemist, several shops, a communal swimming pool and a friendly,
family run restaurant. The house is in a rural location with lovely views
across the Madiran vineyards. The position is secluded but not isolated, with
several other properties dotted around the hillside. Viella provides most of
the daily requirements but for greater choice the market town of Aire sur
L'Adour is about 20 minutes away. This has most facilities including a
hospital and all levels of schooling. Pau airport with its daily flight to
London Stanstead is less than an hour's drive. Bordeaux, the Atlantic coast,
the Pyrénées and the Spanish border are all within an easy two hours drive.

House - 220m² + potential for developing the first floor. Outbuildings
-250m² The house has a good range of buildings and the whole property is
arranged in an "L", around a gravelled courtyard, ringed by mature trees.
All the accommodation is on the ground floor. Although the first floor
has the same surface area it has not yet been developed. The current owners
restored the ground floor with the intention of letting it but they have now

Wine chai, 7m x 9m, stone-built and forming the corner of the "L" between the
house and the main barn. The roof of this building has collapsed and needs to
be entirely replaced. This was the former "chai" for making wine and still has
some impressive old barrels. Despite the need to re-roof the former chai the
property is generally in good condition and the price is realistic, taking
into consideration the cost of this work. With the roof replaced and the
